How I charge

Three rules. Prices are public. I am paid only by you. I take no commission, referral fee or mark-up from anyone else, ever, so no one else's interest sits behind my advice.

No commissions, ever

When you need a licensed agent, an AL operator, a lawyer or a trade, I recommend one and you contract them directly. I take nothing from them, and I add nothing to what they charge you. The only fee in the deal is the one in the table above.

Free first, paid only on results

Asking costs nothing. What to do with a property you own or inherited, whether to invest and where, how a mature market differs from a developing one, which lawyer, accountant, agent, operator or bank to talk to in a market with dense regulation: I answer from my own experience and my own contacts, free, and you contract anyone I introduce directly. The fee starts only when we agree a plan to raise what a property earns, and only on the extra it brings.

I measure what the property netted in the 12 months before I start. For the 12 months after, you pay me 8% of whatever it nets above that, and keep the other 92%. If nothing improves, you pay nothing. Only the same property under the same use counts: income from a sale, or from a new tenant a licensed agent brings, is yours in full.

Why it costs less than it looks

On a €30,000-a-year short-term rental, bringing the operator's fee from 25% down to 20% is €1,500 more for you every year; my share in the first year is €120, then nothing. On a €400,000 sale, each commission point negotiated saves €4,920 with VAT, and that advice is free.

FAQ

Do you take a commission from the agent, the AL operator or the trades you recommend?

No. Never. Whatever a third party charges you, I add nothing on top and take nothing from them. You pay me only the fee on this page.

Why are the audit, the consultation and the buy/sell advice free?

Because that is how owners get to know me. Most clients start with one of the two and later ask me to manage a property or check on their AL operator.

Is VAT included?

Prices are shown before VAT, which is added at 23% where it applies.

Can I cancel?

Management: 30 days' notice, no exit fee. Plan to earn more: there is nothing to cancel, you only ever pay a share of income that actually went up.
